A PRIME development site in the heart of Mosman hits the market with price hopes in the $9 millions.
Within hours of its launch, hungry developers were already circling around the 1252sqm site at 84-86 Spit Rd.
The property includes two existing houses on two separate titles, but are held by the same owner and being sold in one line.
One of the properties has been in the owner’s family for close to a century, while the other was acquired about 40 years ago.
Tim Abbott, of Ray White Lower North Shore Projects, said the property was the first development site of its kind for the area in a long time.
“It is rare to find a block of land of this sort on frontage this close to the shops,” he said.
The site has a 46m frontage to Spit Rd, as well as rear lane access from Hordern Lane. It has a R3 medium density zoning and 11m height limit.
Mr Abbott said the site could potentially take 15-16 boutique apartments depending on their size (subject to council approval). He said such a development would address a significant shortage of this type of property in central Mosman.
“There’s actually quite a strong demand from downsizers who want to stay in the area and be close to amenities,” he said.
