LONG-TERM owners of 62 Cremorne Rd in Cremorne Point have listed their four-bedroom home as the local market remains positive.
Ray White Lower North Shore agent Geoff Allan said interest had been good.
“We’re seeing a lot of downsizers and young families from the local area as well as the upper north shore inspect the home,” Mr Allan said.
On the market with a price guide of $3.3 million-$3.5 million, the Federation house has two bathrooms and a double garage, which is rare for the area.
The property still retains much of its Federation style.
Mr Allan said 62 Cremorne Rd had generated buyer interest due to the tightly held nature of the suburb.
“There is not a lot of stock available in Cremorne Poiny, particularly for houses” he said.
CoreLogic data shows that property owners in Cremorne Point typically hold onto their place for nearly 14 years, which is right near the top, when compared to other lower north shore suburbs.
Mr Allan said upper north shore buyers had been scoping the property out due to its location.
“Upper north shore buyers have been interested to the home because it is closer to the city and there is good access to the ferrys and shops,” he said.
According to CoreLogic, the current owners of the property paid $486,000 for the home in July 1990.
An outdoor entertainment space is located at the rear of the property on the ground floor.
The Ray White agent said besides the views on offer, the property was a great house.
“There is a good level of accommodation as well as plenty of space and a study inside,” he said.
“Some buyers are happy with how the property is, while some are seeing the potential to add their own stamp to the home and update it to their taste”
The listing comes a month after the home next door at 60 Cremorne Rd sold for $3.525 million at auction.
Upon selling, the vendors plan to stay local, Mr Allan said.
CoreLogic data shows that 15 property transactions have occurred in Cremorne Point this year with five of them being houses.
No. 62 Cremorne Rd will go to auction at Ray White House in Mosman on Thursday. May 31 at 5pm.
